  • Can I visit my apartment whilst it is being constructed?
    Owners will be invited to visit site at set phases and by prior appointment. We hope it will be appreciated that we must be mindful of health and safety obligations and not to delay progress. Equally, the construction process is an exciting one and we are delighted to share progress with you as the building develops, either through video, photo or a visit!
  • Is there a ground rent or service charge?
    There is no ground rent, however there is a service charge in common with all apartments. This covers the costs of maintaining the building and providing concierge services. Alma do Mar will provide management services, including rentals to help you earn income. This means you'll benefit from the same team going forward who you met from the moment you first made an enquiry. For full details please contact us.
  • Is the apartment fully furnished?
    Yes - all apartments will be handed over fully furnished with an interior designed package. Owners will have a choice of package.
  • Does my apartment come with a warranty?
    All private construction in Portugal comes with a standard latent defect period of five years. For the first 12 months, there is also a period in which the construction company will make good any defects. We also ensure all apartments and common areas are independently checked ('snagged') prior to handover. We are of course hopeful that any minor issues will be minimal. But, we are a local business and a family one and we will always endeavour to respond as quickly as practicable. Each owner will be given a dedicated customer care representative for the first 12 months post completion who will handle any concerns or queries as quickly as is convenient. The same team will also be part of the management company, providing continuity and knowledge of the building going forward.
  • Do the apartments have sea views?
    The design of the apartments, including the floor level, overall height and orientation of the building has been designed to maximise views, and all apartments are south facing. Ground floor apartments will enjoy a view of to the pool, sundeck with the stunning four-acres of natural gardens beyond. Owners on the first and second floor will enjoy a sea view, with the view from the second, particularly lovely.
  • Is this a large development?
    Oliveira Apartments is the first stage in a high-quality, low density development including brand new infrastructure for the area. The apartment building itself is not overly imposing, with only 18 units accessed through two entrances. We hope this provides owners with the benefits of a wider resort community and the facilities this will have to offer, but a small intimate building within low density development.
  • Can I rent my apartment?
    In short - yes! The apartments have what is known as 'touristic' licensing. This means they are intended primarily for touristic uses, such as rental, and are required to have a range of amenities including a concierge and reception facilities. It also means that the building will be managed by a condominium (please contact us to receive a copy of rules of the condominium) which will take care of rentals, maintenance and management. Under recent law changes these are the only type of buildings that can be rented without a specific licence (which are themselves restricted), meaning that touristic licensing provides an ideal opportunity to earn income with the benefit of a professional, fully managed experience for you and your guests. The licensing does not restrict your use of the apartments and you can live in it as much as you please, including permanently. Renting is as simple as telling the condominium when you do not plan to be in the apartment so they can make it available and handle the rest. Touristic licensing also means your apartment is fully turnkey with furniture taken care of.   • How long is the walk to the beach/beach bars?
    Meia Praia is approximately 600m as the crow flies, and we estimate approximately a 10 minute walk - depending on how many beach toys you take! In addition, Lagos marina is just a slightly further stroll away and we estimate the historical town centre to be a short 5-10 minute drive.
  • How many car parking spaces are there per apartment?
    Each apartment has two car parking spaces. One is located in the secure underground garage, with secure storage facilities and the second is outside the building. For convenience, all apartments have been allocated a basement parking space and storage unit as close to their apartment as possible. In addition, owners will all enjoy a resident's gym, a natural four-acre garden and a generous swimming pool and sundeck.
